How to Optimize Your Short-Let Listing Revenue

    Minimum-stay rules protect margin. A one-night minimum captures late gap-fillers but stacks cleaning costs; a three-night minimum protects turnover economics but leaves midweek gaps. Most properties benefit from tiered rules — one-night stays only within 2–3 days of arrival, longer minimums further out.

    Adjust for season and local events

    Push rates hard around known peaks — school holidays, city events, festivals, sporting fixtures — and drop them decisively in genuine off-peak windows. Off-peak is not the time to hold out for peak prices; empty nights never come back.

    Photography is the single highest-ROI upgrade to most listings. A properly lit, staged shoot with a wide-lens (not fisheye) hero image, warm evening shots, and detail images of amenities will lift click-through rates and let you defend a higher nightly rate.

    Optimise the listing itself

    Titles should lead with location, standout feature and guest type. Descriptions should answer the top guest questions in the first paragraph. Amenities should be fully ticked and honestly represented. House rules should be clear enough to filter out mismatched guests before they book.

    Design a five-star guest experience

    Fast, friendly pre-arrival messaging. A clean, well-stocked property on arrival — quality linen, fresh towels, tea and coffee, decent Wi-Fi, a simple guide to the local area. Small touches (a welcome note, local recommendations) do more for review scores than expensive furniture.

    Distribute across multiple channels

    Airbnb dominates short-stays; Booking.com captures a broader travel and business audience. Listing on both — synced through a channel manager to prevent double-bookings — typically lifts occupancy without cannibalising rate.
